Reporting

Our incoming and outgoing property condition reports are accompanied by multiple photographs. This provides an accurate documentary for all parties and is appreciated by the Residential Tenancies Tribunal if a dispute ever arises from the tenancy.

Dedicated Team

Whilst you will have the benefits of a dedicated property manager, there are others in our team who are versed in your property and keen to assist.

Monthly Statements

Rents are direct debited by tenants from their account directly into Safe Hands Property Management's account, and they have the option of doing this using Bpay via internet banking or phone banking. Safe Hands Property Management has a "zero tolerance" in regards to rental arrears. We also have a system in place to ensure that appropriate rent increases are conducted as permitted as well as providing monthly statements so property owners can account for rent payments. 

Maintenance

We'll let you know of any necessary repairs by a quick call, email or sms and all approved work will be carried out by our team of quality repairers. We also review property maintenance, security and tenancy contracts. We'll even organise quotes for renovation work on behalf of the landlord. 

Negotiations

During all negotiations, we act as the experienced and professional third party, ensuring that the management of your property is stress free, positive and profitable.

Communication

We organise the keys, access to the property and always maintain regular communication with the landlord including conversing with tenants, owners, contractors and other companies regarding the premise rented.

Finance

We offer basic advice on self-managed super funds, referrals to legal information, sale value market appraisals, property sales and sound advice on buying the right property investment.

Inspections

Routine inspections are conducted as permitted under the tenancy agreement to ensure that your property is being looked after by your tenants. While we're at it, we inspect the properties for water damage, disrepair, health and safety issues so there is no room for error.

Marketing Strategy

We'll also propose a marketing strategy with you to advertise your properties as needed - this includes installing a sign if required.
